Transaction Costs Depending on the Type of Property
When purchasing a property directly from a developer, the following costs should be considered:
- 10% VAT (IVA) – tax on the property’s value,
- 1.2% Stamp Duty (AJD – Actos Jurídicos Documentados),
- 1% – notary and land registry fees,
- 1% – legal advisor’s fee.
For previously owned properties, different rates apply:
- 7% Transfer Tax (ITP – Impuesto sobre Transmisiones Patrimoniales),
- 1% – notary and land registry fees,
- 1% – legal advisor’s fee.
